Guidelines for Selling Your Property

The Springs at High Rock, a gated, waterfront community with an active HOA, and we understand that if you're on this page, you're interested in learning how to sell or purchase property here. 

These guidelines serve as notification by the SHR Architectural Review Committee (ARC) to all real estate companies, realtors, and HOA members selling property at The Springs at High Rock.

Special gate access must be authorized and only approved signs may be posted. 

All realtors should understand and support the importance of the community's governing documents: the Covenants,  By-Laws and Guidelines. Each new HOA member is required to sign an acknowledgement and receipt of the documents upon property purchase.

The HOA Covenants & By Laws are the North Star at The Springs in place to protect the standards and quality of living for every property owner. HOA membership is not optional.

Approved
"For Sale Signage"

  • Approved signage pertains to any listing agent - realtor or FSBO.

  • The approved “For Sale” sign is a 1” x 4” white post 3 feet high (from the ground) with a 10” x 15” sign, displaying standard font white lettering on a laminated green background.

  • Pruett Signs is the approved For Sale sign vendor. 

  • A clear plastic 8-1/2” x 11” box, to display sales information, may be attached to the white post. below the sign. No other decorations or enhancements may be added to or placed near the signs.

  • Optionally, the property address or lot number may be marked on the post for ease of identification.

  • Signs must be removed upon listing expiration or sales of property.

  • Signs may not be placed in the greenway/common ground along the roads due to infrastructure cables. If damange occurs, the responsible party will be liable for repairs. 

  • Signs must be maintained by the realty company. Signs attached to trees, knocked over, on rocks, etc or on common ground will be removed and placed in the front entrance house.

Proper gate access and signage placement make for a perfect event.  Regardless if you're a realtor or a property owner selling, the procedures are the same relative to granting visitors access and placing directional signs.

Procedure for Obtaining Gate Code for Site Assessments

Site assessments are pre-sale activities that a buyer, seller, or other involved parties may need to perform before agreeing to the property transaction. These activities include surveys, perc tests, etc.
 

Realtors may use the 4-digit code assigned to them for the property listing.

FSBOs may use the HOA Member Limited Access Code (aka Day Worker Code). If you do not have a Limited Access Code - request one!

Request a Realtor Access Code

The Member Services Access Team will issue the real estate company a 4-digit gate code to access the listed property during the contracted time period for the listing. Only the Broker in Charge (BIC) may request a code. 

The code should not be included on the MLS listing, rather instructions to contact the listing agent for the code should be used. 

The code is tied to the listing and expires when the property is sold or when the contract between the listing agent and the property owner expires, whichever occurs first. 

Realtors must always accompany prospective buyers when showing the property. Codes are not be shared or used for any purpose other than to show property. 

Please plan ahead - it may take up to four-days to receive a Realtor Access Code. Our team is 100% volunteer-based.

Request an Open House Access Code

The Member Services Access Team will issue a temporary, 3-digit code to be used for the specific open house event. The code should not be included on the MLS listing, rather instructions to contact the listing agent for the code should be used. The code will not appear on the front gate directory for privacy purposes.

The code is tied to the listing and expires when the event is over. 

As a reminder, realtors or FBSOs must always accompany prospective buyers when showing the property. Codes are not be shared or used for any purpose other than to grant visitors access during an open house. *Exception - personal 3-digit codes are used for FBSOs.

Please plan ahead - it may take up to four-days to receive an Open House Access Code. Our team is 100% volunteer-based.
